If you are about to enter or renew a commercial lease, you need an attorney

LEASE DISPUTES
Tenants need to strictly enforce their rights and need aggressive
representation against well-funded landlords. Detailed study of a lease
can often find defenses and rights a tenant never imagined. If a landlord
isn't treating you right, seek representation from an experienced lawyer in
commercial andlord and tenant disputes!
An important note about rent. In a lease, the obligation to pay rent
may continue even if the landlord isn't treating you right. So, consult an
attorney before taking the drastic step of withholding rent. Withholding
rent, for example, because a landlord is slow in making a repair may lead to
your eviction and leave you only a claim for damages for the slow repair.
Rent can be withheld in the right circumstances, but extreme care is required.
If you need to move out, a landlord may attempt to enforce its
"landlord's lien" against your property in the space. The
landlord's lien can easily be waived and difficult to enforce. A lawyer
can help you avoid the loss of your property even if you can't pay your rent.
